What is ICF?

ICF (Insulated Concrete Form) is a high-performance building method in which reinforced concrete is poured into interlocking forms that remain in place, creating a continuous structure that ties together the foundation, floors, walls, and roof for exceptional strength. This technology is environmentally responsible, significantly reduces construction waste, and delivers superior insulation for long-term energy efficiency.

Can I purchase just the plans?

Yes. ZERO plan packages are fully engineered to meet International Building Code standards. Each package includes detailed construction drawings, complete material takeoffs, equipment specifications, components, and trusted vendor information — providing everything needed to build with confidence. Bundle pricing is available upon request and can include site plans and civil engineering.

Can these be built anywhere?

ZERO microstructures are specifically engineered for tropical and subtropical environments, where durability, ventilation, and energy performance are essential. If you are considering building in a different climate, we encourage you to reach out to discuss location-specific requirements and potential adaptations. Notably, the structures can remain unfinished for up to one year without structural degradation, making them well suited for phased development or planned expansions.

What is resource efficiency?

Resource efficiency means every element of the ZERO is intentionally designed to reduce environmental impact while enhancing long-term performance. LED lighting and energy-efficient appliances lower overall consumption, while the structure’s intrinsic R-value provides superior thermal insulation — helping maintain comfortable interior temperatures in tropical climates with less reliance on mechanical cooling. Thoughtful design features also encourage natural cross-ventilation, allowing ocean breezes to move through the space when conditions permit. Additionally, the construction process significantly minimizes material waste, reducing landfill impact and supporting more responsible development practices.

Have these been built yet?

Yes. After more than eight years of research, design, and prototyping, ZERO microstructures have moved from concept to reality. Developed by LAB4 Development, two prototypes have already been successfully constructed in the U.S. Virgin Islands — demonstrating the strength, resilience, and livability of the design in a demanding coastal environment. The team is now advancing plans for two medium-scale residential communities in the Caribbean, each anticipated to include approximately 25–50 residences.
